Mortgage Mama Has Another Happy First Time Homebuyer!

Sometimes everything in Real Estate works the way it's supposed to and sometimes things are more challenging. 

Who would have thought that an earthquake and a hurricane would hit our area in such a short time? Power was knocked out and lots of basements were flooded. 

The offices of The Atlantic Title Group, the title company chosen by my first time buyer was among the many thousands of homes and businesses who lost power as a result of Hurricane Irene. They worked remotely and luckily they got power back in enough time to get the loan documents from the lender and proceed with readying the settlement statement.

Due to Hurricane Irene, mortgage lenders are requiring re-inpections in almost every Maryland county and Baltimore City prior to allowing loans to fund. The requirement was announced late Tuesday afternoon, settlement was on the books for Thursday morning. This meant that the original appraiser on the property had to go back to the property to certify that there was no hurricane damage (there was none) that would affect the marketability.  As soon as the requirement was announced we ordered the re-inspection and crossed our fingers.  The appraiser turned it around in less than 24 hours, and we were able to move forward with closing.

We went to closing on the house in Baltimore County on Thursday morning. 

Our closer was delayed due to traffic which gave me a chance to spend some time with both the buyer and seller  Mrs. L, the seller, is the most lovely woman, soft spoken and so accomodating.   We talked of family and her background.  She reminded me of my grandmother and I hope we will meet again.  I truly enjoyed the conversation.  She had lived in the home for many, many years.  It was owned by her husband before they married, and they spent over 45 years together in the home. 

Sweetest Seller

Our buyer was one of the most patient people I have ever met.  He handled the bumps (some caused by Mother Nature, and some by underwriting) with the ease of someone who had weathered storms before.  He was quick to return anything I requested and never seemed to be overly concerned about anything in the process.  He even got engaged to his long time love in the middle of it!  I truly believe she is a lucky woman (although he'll tell you that he is the lucky one!), I am confident, based on my interaction with him, that they will be able to weather anything thrown at them with ease! 

Our closer, Nicole Clement, owner of Clement Closing Services, Inc, who works with The Atlantic Title Group, did a fabulous job with the closing.  Mrs. L was surprised by the number of pages and signatures needed and seemed impressed that Nicole handled everything so smoothly. Nicole chalked it up to over 10 years of experience! There were no agents involved due to the nature of the sale, so Jay and his team at The Atlantic Title Group did a great job with helping these folks through the entire process from contract to closing.

I wish you as many happy years in your new home with your future bride as Mrs. L had with her husband!  Congratulations to another happy first time home buyer in Maryland!
