I was blessed to attend the Greater Baltimore Board of Realtors (GBBR) Lunch and Learn sponsored by GBBR and the Hispanic Real Estate Professionals. The speaker was Pat Hiban.

Who the heck is Pat Hiban you ask? Pat Hiban is a BILLION Dollar Real Estate Agent, who's been in the business for over 20 years. Yep, that's a B! He was named the #1 Real Estate Agent in the WORLD by Re/Max and then by Keller Williams. He's a guy who went from selling 10 houses his first year in real estate for a total of $13,200 in commission to selling over 500 homes 3 years in a row. He went from no REO listings to over 300 within 2 years.
Pat will tell you himself that he is not a Rhodes Scholar. He graduated with a degree in Sociology with a whopping 2.6 GPA. He wasn't born with a silver spoon in his mouth. He is a guy who believed in himself, set goals, tracked his successes, found people who were doing what he wanted to do, made the calls, built on his successes, invested and re-invested. He's not a fancy suit wearing, expensive wine drinking kind of guy. He's a Budweiser and a Cheesesteak kind of guy. He's not a guy who didn't make it in real estate and thought he might be able to make it as an author. He is a guy who made it big in real estate, helped others to make it and diversified.
He's a guy who decided to share his story. Using the same six steps that he took to accomplish every other goal he set and accomplised in his life, he became a New York Times best selling author.
He wrote a book to share his road to success. He shared the steps with us. I have to tell you, there is nothing earth-shattering. There is nothing you and I haven't heard before. I think it is really the simplicity that grabbed me. It's a map. Pat tells you how to get from where you are now to where you want to be, no matter where that is!
Pat's a good story-teller. He's relatable. He's made the mistakes and shared the path.
Pat shared the story of pledging his fraternity in college. Part of the hazing for his fraternity was to memorize the name of every brother in the fraternity. Any time he, or any of the other pledges came upon a brother, he had to stop and address him by name. Each time they were answered in the same way: "Iota Phi Tau Sigma" Time went on, some pledges quit. When it was time for the pledges to become brothers they asked "What does Iota Phi Tau Sigma mean?". They were told "In From The Start." It meant that the only way they would not become brothers of the fraternity was to quit. They couldn't be black-balled, fired, fail, unless they quit.

Umm interesting to say the least and #1 at RE/Max and Keller Williams sounds like Craig Proctor I wonder where he ranks. I haven't heard of this one but will check it out.

Hey Bridgett- I actually did a transaction with Pat at the beginning of my career. And he sent me a free copy of his book when I contacted him about speaking at our Board's DSAC meeting recently. I hope the Board approves him as I would love to hear him speak.
I'm not too far away and would have loved to have caught Pat for his presentation. Maybe next time!

The adage is true. People don't buy products, they buy stories. The story is the most psycologically priveliged form of communication. One of the most successful realtors I personally know and work with has rebuilt his entire brand in the last few years on the story of how he sold hundreds of homes in a specific time span. It's not as spectacular as Pat Hiban's success but it's been very effective.
What a wonderful opportunity you had! I think the gist of the 7 steps are goal making, goal reaffirming, and goal achieving. The 7 steps are the road to get there.
I like that you're taking the bull by the horns, Bridget. Setting goals. Reaching beyond what you already know for more. Growing. In our line of business, it's absolutely vital. Sounds like it was a great opportunity to attend the seminar. Thanks for introcuing me to Pat I was not aware of his status. your timing for this post was great, in that everyone is working on their plans for the new year.
I am just starting out over again after not selling real estate for over years. The rules have all changed from the last time I sold real estate. Back in the day when I sold year estate there was the manual lock box key, the MLS book and maybe 10% of agents on the internet! Since I have started up a year ago I designed my own website, started blogging on AR, earned SRS and IMSD designations, and stuck my name anywhere and everywhere on social media and other internet sites. I would love a copy of that book! Please?!
These presentations can give you many tools and paths to success, but the sad thing is that the vast majority will never do anything with it !
The good news is that we have a fabulous group of passionate believers here in the Rain, and this info will be valuable to a lot of people.
You may want to do a Series on this, and highlight 6 blogs for each 6 steps !

I never heard of Pat either, so I googled around, found a couple of youtube videos with him - he is such a nice guy! It's an interesting observation I made lately: the billion dollar agents are most likely very nice guys (and gals) (just watched a video about Chris Caruzzo from Malibu). Woudl love to read Pat's book or attend a seminar with him some day :)
These are certainly great seminars to get us moving and shaking. I enjoy attending these when I receive excellent tips and training. Sounds like you got just that!

Wow, those six words look so simple and unassuming on the page, but I have no context to relate them to. Anna, I love that you did your own research. You are right, he is a nice guy. The most successful are people people. They are not the fancy pants folks, they are everyman. The cool thing about that is that means that you and I can follow their lead and do amazing things!
Paula, I did get just that! It's important to keep motivated, to find the folks that have done what we want to do and emulate them. Many are willing to help us to get there, some in a book, some in person, many right here on AR. I LOVE MY JOB!

Hi Bridget, sounds like you were really convinced in this method. I enjoy reading and re-reading these types of business books, especially if they are as captivating as you say.
Someone commented on one of my posts with a recommendation that I look into Pat's book. I ordered it from Amazon, had it two days later, and completely read and marked up another two days later. I agree that the simplicity of the book makes it so doable. It inspired me that real estate can't all be done behind a keyboard. Ta-Dah!
The list is so concise and it sounds so simple. I'm going to affix the list to my mirror, so I am reminded every day!

I'm betting that Pat's succes has a lot to do with execution, somehting we all could do, if we really want to.
I've been having a great start this year - had a shaky year in 2011 with a cancer diagnosis but am back on track and feeling positive for 2012. I'll have to order the book and look up Pat as I've never heard of him either. The thing with me is that I'm not a goal setter - sure, I have goals in my head but I don't write them down. On the other hand, I do like to have systems that keep me on track.
I haven't heard of him before, but will check into finding his book. Thanks for enlightening us!

I have never heard of Pat but his theory interests me. I am always looking for ideas to increase my sales and at the same time increase my income. Helping people find their dream home or their "paradise" vacant land has been my all time goal and when I can make that happen and the clients get their dreams realised, my dreams are also realised. I have taken a gigantic leap of faith and switched brokerages and I am branching out and making new connections. I needed to hear this. I would love to read his book. In fact, reading more books, attending seminars, reading and researching new materials that will help me build my career are all on my New Year's goals for this year. I am inspired just by the little bit you posted. I will read more. As Auntie Mame said: "Life is a banquet, and most suckers are out there starving to death." I re-watched that movie this last Christmas and it finally hit me that I have been the poor sucker out here starving to death in real estate while others around me are at the banquet table. No more! Never again! Thanks again for the kick in the pants :-)

Sounds like a very worthwhile event. I would agree that simple plan of attack is going to be a lot easier to follow through on than one that has a lot of complicated pitfalls along the way.

Pat Hiben set goals and followed them. He realized to succeed he had to have faith in himself to accomplish his goals. He did everything that all real estate coaches say we should do. Of course he adds a few things, like investing and mentoring
It's all about goals and how to achive them. I am just starting my 3rd year, my 1st matched Pat's on income, my 2nd year income grew and I already have enough pending to match my 1st year. I would love to be mentoring and investing soon.
We need stories like this to keep us sharp. Cream always rises to the top. Thanks for sharing.

Mike, I love that "You should never go to a failure to get advice for success!" Although, I must say, there is a lot we can learn from both our own failures and those around us. How many times have you heard "Blogging doesn't work." or "I am not worried about that (insert technology/social media here)" in the same breath as someone grumbles about how bad the market is or how poorly business is going?
