Six Steps to Seven Figures

Six Steps to Seven Figures  A Real Estate Professional's Guide to Building Wealth and Creating Your Own Destiny

I was blessed to attend the Greater Baltimore Board of Realtors (GBBR) Lunch and Learn sponsored by GBBR and the Hispanic Real Estate Professionals.  The speaker was Pat Hiban.

6 Steps to 7 figures Pat Hiban Real Estate

Who the heck is Pat Hiban you ask?  Pat Hiban is a BILLION Dollar Real Estate Agent, who's been in the business for over 20 years. Yep, that's a B!  He was named the #1 Real Estate Agent in the WORLD by Re/Max and then by Keller Williams.  He's a guy who went from selling 10 houses his first year in real estate for a total of $13,200 in commission to selling over 500 homes 3 years in a row.  He went from no REO listings to over 300 within 2 years.

Pat will tell you himself that he is not a Rhodes Scholar.  He graduated with a degree in Sociology with a whopping 2.6 GPA.  He wasn't born with a silver spoon in his mouth.  He is a guy who believed in himself, set goals, tracked his successes, found people who were doing what he wanted to do, made the calls, built on his successes, invested and re-invested.  He's not a fancy suit wearing, expensive wine drinking kind of guy.  He's a Budweiser and a Cheesesteak kind of guy.  He's not a guy who didn't make it in real estate and thought he might be able to make it as an author.  He is a guy who made it big in real estate, helped others to make it and diversified.

He's a guy who decided to share his story.  Using the same six steps that he took to accomplish every other goal he set and accomplised in his life, he became a New York Times best selling author.

He wrote a book to share his road to success.  He shared the steps with us.  I have to tell you, there is nothing earth-shattering. There is nothing you and I haven't heard before.  I think it is really the simplicity that grabbed me. It's a map.  Pat tells you how to get from where you are now to where you want to be, no matter where that is!

Pat's a good story-teller.  He's relatable. He's made the mistakes and shared the path.

Pat shared the story of pledging his fraternity in college.  Part of the hazing for his fraternity was to memorize the name of every brother in the fraternity.  Any time he, or any of the other pledges came upon a brother, he had to stop and address him by name.  Each time they were answered in the same way:  "Iota Phi Tau Sigma"  Time went on, some pledges quit. When it was time for the pledges to become brothers they asked "What does Iota Phi Tau Sigma mean?".  They were told "In From The Start."  It meant that the only way they would not become brothers of the fraternity was to quit.  They couldn't be black-balled, fired, fail, unless they quit.

How about you?  Are you In From The Start?  Do you believe that you have what it takes to succeed or will you be like the pledges who didn't know they were already in?  Will you take the blueprint, the plan, the owner's manual to your life and finally take the steps to make your life what you want it to be?  I am in!  Will I  see YOU at the Top?

That's all it takes.   6 Steps to 7 Figures

The folks who attended the lunch and learn were gifted the books by the generous sponsors, GBBR and the Hispanic Real Estate Professionals.  Since more folks showed than registered, Fernando Parada of Central Realty stepped up to sponsor the rest.

Pat Hiban Real Estate Six Steps to Seven Figures

I am taking a page from Fernando's book.  I purchased some of Pat's books after the luncheon.  I want to see YOU succeed.

I will choose at least 5 folks who comment to send a copy of the book.

Please feel free to re-blog so more folks get a chance to learn more about the

That's really a pretty incredible meeting that you had. If one takes the advice and runs it will make all the difference.

Bridget - thanks for the post, fabulous timing, of course, at the start of the New Year. I have not heard of Pat, but that does not mean anything with how many agents on a national basis! Would love a copy of the book, of course!

Hey Bridgett- I actually did a transaction with Pat at the beginning of my career. And he sent me a free copy of his book when I contacted him about speaking at our Board's DSAC meeting recently. I hope the Board approves him as I would love to hear him speak.

I have been struggling a bit lately to get the creative juices flowing again. After 25+ years doing this, I am certain many of us have a occasional blip similar to mine.

These type of posts help a great deal in making me think about things and how to get going again. Thanks for posting this, cheers cvc

The adage is true. People don't buy products, they buy stories. The story is the most psycologically priveliged form of communication. One of the most successful realtors I personally know and work with has rebuilt his entire brand in the last few years on the story of how he sold hundreds of homes in a specific time span. It's not as spectacular as Pat Hiban's success but it's been very effective.

What a wonderful opportunity you had!  I think the gist of the 7 steps are goal making, goal reaffirming, and goal achieving.  The 7 steps are the road to get there.

I like that you're taking the bull by the horns, Bridget.  Setting goals.  Reaching beyond what you already know for more.  Growing.  In our line of business, it's absolutely vital.  The business changes, so we must change and adapt with it.  You're leading the way and helping others with your post.  I know it provided incentive to me.  Thanks much ...

Sounds like it was a great opportunity to attend the seminar.  Thanks for introcuing me to Pat I was not aware of his status.  your timing for this post was great, in that everyone is working on their plans for the new year.

I am just starting out over again after not selling real estate for  over years. The rules have all changed from the last time I sold real estate. Back in the day when I sold year estate there was the manual lock box key, the MLS book and maybe 10% of agents on the internet! Since I have started up a year ago I designed my own website, started blogging on AR, earned SRS and IMSD designations, and stuck my name anywhere and everywhere on social media and other internet sites. I would love a copy of that book! Please?!

These presentations can give you many tools and paths to success, but the sad thing is that the vast majority will never do anything with it !

The good news is that we have a fabulous group of passionate believers here in the Rain, and this info will be valuable to a lot of people.

You may want to do a Series on this, and highlight 6 blogs for each 6 steps !

I would love to follow that series :o)

Great job passing on this info to our community Bridget !

Cheers :o)

Bridget, thank you for sharing this with us, it does look like a great plan to follow - would love to know the details. I never heard of Pat either, so I googled around, found a couple of youtube videos with him - he is such a nice guy! It's an interesting observation I made lately: the billion dollar agents are most likely very nice guys (and gals) (just watched a video about Chris Caruzzo from Malibu). Woudl love to read Pat's book or attend a seminar with him some day :)

Everyone gets in the dumps, it is nice when we can all help each other.. but invaluable when you come away with life learning lessons...Sounds like you had a great day!

Carol, Thanks for stopping by! I wish you wonderful things in 2012!

Diane, He's a sharp guy who is down to earth.  If you get the chance to catch Pat, take it!

Martha, You will love him!  His steps just make sense!

Justin, Check out the book, his website and his blog, catch him when you can. He's inspiring!

Curtis, Lots of changes over 25+ years...most of them in the last few.  Now is the time to take all your experience, mesh it with the new technology and take your business to the next level!

Dave, One of Pat's rules...take your success, no matter how small and build on it.  Success+story=more success!!

Margaret, You boiled it down to 3!  Looking forward to your book!!  It's good stuff!

Gene, glad I could help!  Our business has had more changes in the last few years than EVER before.  More than 1 change per business day in the last year, we have to have a plan.  We have made it through and are still here, now it's time to take it to the next level!  Kick butt in 2012 my friend!!

Susan, Any time is a good time to set goals.  The New Year makes it easy.  Most resolutions don't amount to anything, make this year different.  Rock on!

Rosalie, Sounds like you are on track to kick some serious butt!  Rules changes, but people are the same.  Learn everything you can and find a mentor to get you through the changes.  I look forward to watching your success!

Wow, those six words look so simple and unassuming on the page, but I have no context to relate them to. I'm sure, as they are applied to Mr. Hiban's methodology, they will become far more complex and powerful when explained, demonstrated and acted upon. Looking forward to perusing his book! Thanks for posting this!

Sheldon, You are reading my mind.  I am planning to do a series as I read the book.  AR is an amazing place to be, I am proud to be a part of it!  All the best to you in 2012!!

Anna, I love that you did your own research.  You are right, he is a nice guy.  The most successful are people people.  They are not the fancy pants folks, they are everyman.  The cool thing about that is that means that you and I can follow their lead and do amazing things!

Paula, I did get just that!  It's important to keep motivated, to find the folks that have done what we want to do and emulate them.  Many are willing to help us to get there, some in a book, some in person, many right here on AR.  I LOVE MY JOB!

Ellie, Maybe we need a book club...wine and Pat's book.  Maybe we start tomorrow night?  Thrilled with the feature!! One more step to accomplishing one of my goals for the year!

Gay,  A great day and fun to share. I think you summed ActiveRain up in one comment...it's who we are! LOVE it here!

Lanre, We really need to get together.  I look forward to many successes!!

Gina, Loans AND Real Estate? You are my hero!  I love that quote...."you'll always miss 100% of the shots that you don't take".  So true...if we quit or we don't try we won't succeed.  We are in the best place with the best folks to make success inevitable as long as we believe WE ARE IN!  All the best to you!

Someone commented on one of my posts with a recommendation that I look into Pat's book. I ordered it from Amazon, had it two days later, and completely read and marked up another two days later. I agree that the simplicity of the book makes it so doable. It inspired me that real estate can't all be done behind a keyboard. Ta-Dah!

In fact, reading more books, attending seminars, reading and researching new materials that will help me build my career are all on my New Year's goals for this year. I am inspired just by the little bit you posted. I will read more. As Auntie Mame said: "Life is a banquet, and most suckers are out there starving to death." I re-watched that movie this last Christmas and it finally hit me that I have been the poor sucker out here starving to death in real estate while others around me are at the banquet table. No more! Never again! Thanks again for the kick in the pants :-)

Jose, I am so glad I came! Thanks for sponsoring it!  I was more disappointed by the grumbling realtors after the misunderstanding about the sale of the book.  Very impressed that you and Fernando Parada stepped up to take care of it!  I look forward to working with you soon!

Christie...Of course you are in the running!  Hoping to have the winners picked by the end of the week!

Luis, I think you will like what Pat has to say.  The road is not an easy one, finding a mentor to help make the travel easier will make a difference in most folks business!

Anthony, Just like 7 minute Abs, it won't work unless you work it!

Christine, That is my plan.  I will update this page for a link to each chapter!

Eric, One foot in front of the other!  You will get there!

Sandy, Even if we take one nugget from each interaction and apply it to our business, we can make huge changes over time.

Terri, Way to go!  Get out and get belly to belly and eyeball to eyeball.  We have to be online, but it's the personal interaction that will make or break a business these days!  I look forward to comparing notes!

Sharon, Did you really affix the list to your mirror?  How's that working for you?  Make another list of your goals so you can see them everywhere you go too!  Every little bit helps!

Mike,  I love that "You should never go to a failure to get advice for success!"  Although, I must say,  there is a lot we can learn from both our own failures and those around us.  How many times have you heard "Blogging doesn't work." or "I am not worried about that (insert technology/social media here)" in the same breath as someone grumbles about how bad the market is or how poorly business is going?

Michael, I think you are right! I also believe that great success doesn't come without failures....but doesn't that make the sucess that much sweeter?

June, Did you get the book?  What did you think?

Louise,  You can do anything you set your mind to and take the steps toward!  Many blessings!

Diana, I'd love to hear your thoughts!

Marlene, A billion dollar agent sells a billion in real estate.  Whatever your goal to get to the freedom for you to live the life you want, it's about making a plan to reach YOUR goals!

Rachel, Glad I can help! Look forward to your take on the book and I would love to hang at the top with you!

Doug, I have to agree!  It was very impressive.  I hope that the one's who benefitted actually appreciate the gesture and take advantage of the information!  I also am confident that the folks at Central Realty of Nottingham, Maryland will be blessed many times over!

Thomas, Glad I could help.  So many resolutions made and broken in the first weeks of January, may this year be the year that you take your goals to the next level!

Renee, You sure picked an interesting time to get in the business, the third year is the charm!!  Go get 'em!!

Karen, There are tons of great books out there, apply even one thing and make it a great year!

Linda, I think that is Pat's message.  Making things happen is not rocket science but applying what we know to work and making great strides.

Judy, I will keep your health and your succcess in my prayers.  Put your goals in a system and make it a wonderful year!!

Woody, There are some wonderful folks in this business.  Many are afraid to share their success, or aren't willing to do so, the most successful realize that by helping others, they help themselves!

Addie,  Can't wait to hear about all your success!

Bruce, My pleasure!

Pat, putting the systems will help you to help more folks find your dream and therefore realize your own!

Brian, Wow!  Thanks, we just changed lenders, so I feel your pain and your excitement!  Can't wait to hear about all your success!

Great post...just favorited.  Sounds like a real success story.  By the way, love the "mortgage mama" shirt.  Very creative.
